Here’s my take on the market right now:
The Data:
Despite there being 24% more homes for sale and 12% fewer sales in May this year than in May 2025, the market has been great for detached homes, especially move-in-ready, strategically priced and nicely staged ones. While average prices are up 4.8% showing strong sales in the high end markets, the benchmark detached home price remains unchanged year over year (up 0.2%). Semi-detached (duplex, triplex, etc.) and townhouse listings stayed flat year over year.
However, the apartment condo market has seen a slowdown, with prices dropping for both the average (-3.7%) and benchmark prices (-8.7%). This is very likely due to the significant jump in construction of rental properties in Edmonton.
Notably, the markets in Sherwood Park and St Albert continue to be very strong.
